  • How much do you charge for your services, and what does the price include?
The cost of our services is adjusted based on the specific characteristics and scope of the project, with a minimum price of $250 per photo or video session. Key factors include: • Property size: Number of areas or spaces to cover. • Type of service: Whether it is for *real estate sales or **vacation rentals. • Location: Distance from Uvita de Osa. • Desired lighting: Whether the client prefers photos with daylight, sunset, or nighttime lighting. For videos, we offer two types: Walkthrough video: A single-shot video ideal for properties. Storytelling video: Suitable for business or service promotions, featuring interviews and visual narratives. *The real estate sales service focuses on highlighting the property’s value features. **The vacation rental service emphasizes the experience and details, including a larger number of photos than the real estate service.
  • How long does a photo session for a property take?
Like the price, the session duration varies depending on the project’s size and characteristics. On average, a daytime session, including a video tour, takes between 3 and 4 hours. Nighttime sessions, on the other hand, are shorter due to the limited window of suitable lighting conditions and usually last about 1.5 hours.
  • What kind of equipment do you use for property photography?
We use high-end Canon cameras and lenses, along with state-of-the-art DJI drones. All our equipment is carefully selected to deliver optimal results in high-quality architectural photography. We also utilize DJI stabilizers and specialized accessories from various manufacturers.
  • How many photos are included in the service?
At ConeCat, we offer a comprehensive service without a specific photo limit. We provide a wide selection of images for clients to choose from based on their needs. While the final number depends on the property size, we always aim to deliver the maximum number and quality of photos possible to enhance value for our clients.
  • How long will it take to edit and deliver the photos?
We are committed to delivering photos and single-shot video tours within a maximum of 7 days. However, please note that this 7-day commitment might be affected by the size of the project or any special circumstances. For storytelling videos, delivery times may vary as they involve a collaborative creative process with the client, introducing several variables.
  • Can you capture both daytime and nighttime photos?
Yes, we specialize in high-impact nighttime photography. With our understanding of light dynamics during sunsets and careful planning, we can create high-quality images even in low-light conditions. We utilize various artificial light sources in gardens, pools, rooms, and exterior areas of the properties to achieve impressive results.
  • What should I prepare before the photo session?
Pre-Photo Session Checklist for Property Owners General Cleaning: Make sure all areas are clean and organized, including surfaces, floors, and windows. Artificial Lighting: It is essential that all lights in the property are in perfect working condition. Check that the bulbs in lamps, recessed ceiling lights, decorative lights, and even pool or garden lights are functioning correctly. Proper lighting enhances spaces and creates a cozy and inviting atmosphere. Attractive Decoration: Add decorative touches, such as cushions, fresh flowers, or fruits in the kitchen, to bring the spaces to life. You can also add glasses and a bottle of wine and even set the table with fine dinnerware and utensils for a special dinner setup. Depersonalization: Remove personal items such as family photos, personal hygiene items, etc. Space Organization: Rearrange furniture and accessories to create a natural flow and maximize the spaciousness of the rooms. Outdoors: Trim the lawn, clean the entrance, arrange outdoor furniture, and make sure the roofs are free of leaves and debris as much as possible. Pet Control: If possible, consider taking the pets elsewhere during the session or ensure they are not in the photos. A home without people or pets moving around will make the process smoother and quicker. Visible Accessories: Make sure all accessories (appliances, kitchen utensils, decorations, furniture) are clean. Remove from sight any items that do not look good. Specific Area Preparation: Kitchen: Clean countertops and remove unnecessary appliances. Remove cleaning bottles with labels. Bathrooms: Organize hygiene products and towels. Remove toothbrushes, trash cans, plungers, and toilet brushes. Ensure that mirrors are clean. Bedrooms: Make the beds and organize visible closets. It's better not to place towels decoratively on the beds. Windows and Curtains: Make sure the curtains are properly placed and aligned. Check that the windows are clean, both to maximize light and to improve the overall visual presentation. Cable Reduction: Reduce the presence of visible cables, especially in work areas, living rooms, and bedrooms, to achieve a more orderly and aesthetic appearance. Ceiling Fans: All ceiling fans should be able to be turned off for the photo session. If they are difficult to turn off, please provide instructions to the photographer or turn them off beforehand. Some fans work with the lights; in those cases, it's important to keep the fans off but the lights on, as much as possible. This is key to avoiding blur or distractions in the images. Property Access: Ensure that the photographer has easy access to all areas, including garages or areas that need to be photographed. Communication with Neighbors: If necessary, inform the condo management and/or neighbors about the photo session to avoid any inconveniences, as the drone flight may be bothersome and feel intrusive. Communication with the Photographer: Establish a clear communication channel, preferably through WhatsApp, to maintain direct contact with the photographer. Communicate any relevant details you want to highlight, such as angles or specific features of the property. Provide clear instructions for access to the property, including entry codes, keys, or specific times. Identify and communicate any places, objects, or areas you do not want to appear in the photos. Stay available and attentive to the communication channel on the day of the session to address questions or last-minute changes quickly.
  • Do you include retouching or editing in the photos?
Yes, all our photos include specialized retouching and color editing in our distinctive style. We focus on preserving the property’s original colors, avoiding artificial filters. Our goal is to keep the coloring as realistic as possible without exaggerations or modifications that alter the space’s essence.
